Ocean view, now has its first residents.. = 671 sims

So for this update I thought i would show my overall zoning plans for this city, in the form of a zone layout pic.

In addition , i have constructed the location of the main transit corridor which splits the long narrow city into 2- halves.

So the pic first and than i will provide further explanations -

As one can see from my pic the city is split up into 10 total zoning areas,

so 4 of these at the ends of the map will be a mix of farms, industrial areas and commercial services .. these are the IND + C areas

4 more have been dedicated to residential areas, and are designated on my pic as either R 1, or R 2..

And than this leaves the 2 center boxes for areas which will have the main CBD with possibly some commercial services mixed in ..These are the CBD + C areas

The main transit corridor ( which runs the length of the entire city tile ), for the time being is comprised of 2 outside rail lines ( RRW) + a centralized  RHW- 2, which will of course need to be widened and updated as the city grows + develops over time.

Than finally on the ocean side, i will have the option later on of expanding those land areas out into the water.

I like the way you have this all laid out for us, I do look forward to seeing how you implement various transit types in the corridor. Are you planning on having a large amount of El Rail, Rail, or highways?

This is, indeed, an interesting blueprint for the development of that rather linear city.

I am curious about which method you use for land-filling the terrain that is under water. Do you go into god-mode for that?

No actually I build in mayor mode..

Because in this case with the money cheat installed, i have just about unlimited funds to work with for the city..

 

Ocean View has reached its first population milestone having surpassed 10 K

Population is 13,300

So i thought i would show how the area near the future proposed CBD are coming along..

Right now farms are expanding quickly and popping up all over the place..

The city currently employs 443 farm workers.., which works out to be a rounded off estimate of  about 10 % of the total work force..

The transit corridors ( TC ), have been opened up for new farms now.

And there is heavy farm development also in the proposed CBD areas, where they also act as " place - holders" for future CBD development

Finally both R1 + R2 areas are increasing fairly quickly in density and populations ..

Ocean View Population = 27.400
 
Ocean View is now at its peak in its evolution/ development . in terms of its city wide agricultural / Farm phase..

Farms have now expanded in the city to the point where they take up = 6,400 tiles
and also farm workers have now increased city - wide = 1.385 workers , which now works out to be about 13.7 % of the total city's work force ..
 
Farms are likely at there peak development and output , as the city begins its transition into urbanism..

Time to kick out the farmers and replace it with transit corridor :P

Looks good, what are your near-future plans for this city? Do you intend to use a lot of RHW here like in the previous city?

I am intrigued by the number of rail lines that have already been laid out on the map. This tells me that rail will take a significant role in the transit mix in Ocean View.

Ocean View Reaches 50,000 Population !!!

As expected the farm phase has now given way to the first serious development in the CBD..

As my pic shows the first 4 parking garages have been built now as the CBD begins to take shape and gain an identity..

The farms have now begun there expected decline..

Farm workers have dropped now from 1385 workers to  1202 workers..

Yes the farms are an interesting aspect always of my cities..

Some people are anxious to see them go, in the interests of urban progress . But than others like the look of my farms and are sad to seem gradually shrink in number as the city grows + develops..

Got a little something I'm curious about, is there an advantage to having farms before you zone commercial or industrial? Or are you doing it just for the story line of your CJ?

Thanks for the question here Rock  !

There are a couple advantages in the way one of my city typically evolves over time froma  small community to a large thriving metro area..

1) early on most of your sims that move into a smaller town are usually r $

Farms are a good job source for these early R$ residents..

2) the farms act as place holders sometimes for some important urban planning zone areas..that come later on in my city development plans..

Ocean View Reaches 100,000 Population !!!

A couple of updates :

** So far the main corridor set up of the central RHW-2 + the 2 outside main rail lines have been able to handle traffic..with no traffic congestion reported .

** The CBD has continued to expand and slowly grow...

** The city is now ready to enter the " Condo" developmental stage, where population of the city can rapidly increase ..

** The farms of course have continued to decrease as the urban nature of the city takes shape. Going from the last population update of 50 K

Farm tiles have decreased to : 5,045

and farm workers have shown a big drop from 1,202 workers at the 50 K update to now 896 workers !

Ocean View Surpasses 1/4 Million  ( 250,000) Population !!!!

One of the main reasons for the recent population explosion from 100 K to 250 K, has been after the 4 zoned condos grew in ( the 4 large 5 X 21 Park central''s ),  is 2 of the 4 condos have already dilapidated from R$$ down to R$. The reason why this is significant , is this has the effect of nearly doubling the occupancy of these condos from roughly 20 K to 40 K ! ...

Traffic has actually been handled fairly well so far. The main highway in the middle zones has been upgraded from RHW -2 to a - RHW -4. However now the 2 ends of the highway which are still RHW-2 are way over capacity , as well as this one main feeder RHW-2 which runs very close to one of the dilapidated Condos with the 40 K Sim residents needing transportation to and from work. So these will all need traffic solutions/ upgrades next..

Good update, Brian! I like the way you let those humongous condos grow in your city, even when they create extreme traffic challenges because of their numbers of residents. I'll be looking forward to see how you deal with those traffic issues.

Right now im still in a break from the game play + CJ, due to the fact im back concentrating on RTMT modding again..But I hope to resume things here , soon :D
